These results are the starting point to targeting energy savings opportunities and, when compared (benchmarked) to information from similar buildings, contribute to improving utility efficiency and the overall financial performance of properties.

Energy Modeling & Simulation
Energy modeling utilizes software to simulate energy performance for buildings. Energy modeling can help optimize the building design and allow the design team to prioritize investment in the strategies that will have the greatest effect on the building’s energy use.
PM’s team of Energy Engineers is proficient in eQuest and Trane Trace energy simulation software and has proficiency simulating building energy use using the ASHRAE 90.1 Appendix G methodology and LEED building energy modeling protocols.

Infrared thermal imaging is a powerful and highly accurate diagnostic tool for discovering problems in building systems and structures, including air infiltration, moisture intrusion, missing insulation, electrical overloads, faulty wiring, loose electrical connections, and construction defects.
One of the primary diagnostic procedures for determining the thermal performance of a building envelope is infrared thermal imaging. The building envelope is one of the most crucial elements of any commercial building as it creates a separation between the interior and the exterior environments. Defects in the building envelope can cause building failures that include excessive energy consumption, moisture and mold growth, premature failure of building components, and comfort complaints by occupants. Correcting these defects plays a significant role in increasing building efficiency, structural integrity, and occupant comfort.
PM uses infrared imaging technology in conjunction with building shell pressurization testing to help optimize thermal envelopes for high-performance green buildings. HUD Green Property Condition Assessments (GPNAs) & Energy Auditing
PM offers Green Physical Needs Assessments (GPNAs) as a part of the Department of Housing and Urban Development (HUD) financing for multifamily properties. Our GPNAs are completed under the guidelines from HUD and are a modification of the traditional ASTM Property Condition Assessment, ASTM E2018-08, standard with additional focus on energy and sustainability related recommendations that are applicable to the property. PM provides energy auditing services by qualified Home Energy Rating System (HERS) Raters and Building Performance Institute (BPI) Analysts. PM’s analysis of a property offers an accurate assessment of the building as it performs today and practical, cost-effective solutions for how the building can perform better with the implementation of energy efficiency measures.

The purpose of the energy audit is to identify Energy Conservation Measures (ECMs) in a hierarchal manner that allows property owners to make informed decisions ranked by shortest payback period of the implemented ECM.
The green recommendations component to the GPNA discusses current property conditions and gives recommendations for traditional replacement options and, where appropriate, gives recommendations for green or environmentally friendly components. A separate cost table is generated for green building component replacements so building owners can weigh the cost/benefit of implementing these recommendations.
